How About Lease Options or Rent to Own?

Wednesday, March 31st, 2010

Locating a Rent To Own house can become a great alternative for somebody with terrible or no credit can buy a property. You will frequently find the terms of sale called something like lease/options, lease with option to buy, lease purchase, lease 2 purchase, rent with option to buy, rent to own, or rent to buy homes. The most popular name is Rent To Own, because it is exactly that - a try before you buy system.

On that point there are a few differences between rent to own and lease option agreements, although many people use the terms interchangeably. With a rent to own (or rent to buy) house, the purchaser enters into an arrangement with the owner that some or the majority of the payments will go in favour of the down payment of the property, and at a certain date, possibly in two to five years time, the tenant will buy the house, applying the money that was set aside to go towards the deposit for the home.

There is normally not much money put down in the beginning, outside of what would usually be needed for a rental house, therefore this is a good way to get into a home for little or no deposit. Another advantage to a rent to buy situation is that if you compare how much rent money is applied monthly to the house price, regardless of the percentage, you will be much better off then doing a normal rental, because in this case, the landlord receives 100% of the payments and you receive nothing.

If you look at how much money goes to the principal payment of a home with a typical mortgage loan, you will find that most of your mortgage payment in the beginning is just paying interest on the loan. A rent to own agreement, where the money goes directly to the payment of the home, could be saving you a lot of money in the long run.

With a lease-with-option-to-buy, a renter signs a lease agreement (often for a shorter period of time, like1-2 years, but it could be longer). The renter/buyer usually pays a sum in cash, usually non-refundable, to the owner in agreement to buy the house at a later date for the price agreed upon. The renter has the option or right to buy the home, so in the end they have a choice and can back out it they want. Some of the rent paid may or may not go towards the purchase price of the home.

This is a technique often used by real estate investors in periods when the interest rate is rising fast. This way they hope to buy the home at a lower interest rate on a later date. In the meantime, they will sublease the home to someone else, who will make the payments for them. Again, the terms “lease option” and “rent to buy” are pretty much used interchangeably today, so check with the owner to find out exactly what terms they are offering. Or approach an owner with your own offer for renting to own.

If you are a tenant who is tired of paying someone else’s mortgage and would prefer to actual pay off your own home, this is one of many ways that you can buy a home. If you change your mind down the track, you would face the drawback of loosing your rental credits that go towards your deposit. Rent to own can be a great way to clean up your credit rating and finally move on with your life.

The things I really really want as far as fishing tackle goes

Wednesday, March 31st, 2010

Very well listed here will definitely be two fishing devices that I might should I point out will undeniably purchase as soon as I are able to find the money for them. Basically they both equally address a irritation that I possess.A, I dont much like being drenched or cold temperatures while angling and it can appear to rain in this particular area alot more than most. B I have constantly wanted to have a bait boat as these allow you the opportunity to set a bait at the bottom of overhanging trees or farther as compared to it should be viable to cast.Accordingly that would mean that all those fish that where previously out of reach are not anymore. Bring it on.

TFGear Lok Down Bivvy
this bivvy is fantastic in every way for the asking price .Bivvy design and style has came on so greatly in the last couple of years which means if you are even now struggling with that aged large tent of yours why not shell out the same as me personally in a brand-new easy to erect home from home. I cant wait, the notion of remaining comfortable and not damp. And don’t forget a good deal extra storage space available for that baitboat in the event I could possibly pay for it lol

The TFG Patriot Baitboat
Ideal for weedy areas and has the capability to be utilized at up to 300 metres. The body is basically indestructable except if of course you drive over it.Its bait volume is 1.2kg much more than ample in my view

If I have any more funds left subsequently after purchasing those two items I think that I will begin the process of researching for that third piece of fishing tackle which will obviously supply me the edge on every other angler that is here on the day.

Epiphone Guitars Impressions

Wednesday, March 31st, 2010

Epiphone guitars have a long story. Epiphone was a family business established in 1873 by Anastasios Stathopoulo, a greek violin maker, as “the House of Stathopoulo”. In 1923 they incorporated and at this stage made mostly high quality and fancy banjos. In 1928 the name was changed to “Epiphone” after Epi Stathopoulo, chairman of the company and one of the founder’s sons. In the 1930’s, the company modified its emphasis to guitars. Epiphone successfully switched to guitar production.

The C.G. Conn Company (a band instrument builder) bought Epiphone in 1953 and moved production to Philidelphia (although the labels still said New York). This was done because New York Epiphone workers were in conflict with the Stathopoulio family. Later, in 1955, the Stathopoulo family regained control, but few if any instruments were made in 1956 and 1957.

Epiphone guitars draw interest from different kinds of buyers. Someone collects older Epiphones as vintage guitars. Others buy the newer Epiphones as habitual playing and performance guitars, whether they find them new or used. Epiphone belongs to the Gibson family of brands. Many modern Epiphone models closely track the models sold under the Gibson brand, but they are considerably less expensive. Debate rages among guitar players as to whether the price differential is justified.

Many believe that Gibson brand guitars are of higher quality, and worth higher prices. Others love their Epiphones, and wouldn’t trade them for any other guitars. Meanwhile, vintage guitar collectors prize older Epiphones partly for their historical interest.

I collect and play mostly vintage Gibson guitars and recently started purchasing Epiphones to give the Gibsons a break. I have been very amused with the new Prophecy series from Epiphone. Futuras with the EMG’s and the SG GX with the Dirty Fingers all play and sound huge. I started purchasing Dirty Fingers PUP’s two years ago to replace standard Epiphone PUP’s in my other Epiphones when they first became available from Gibson. I’m very happy. Epiphone had the same idea and made this an easy purchase without my having to reconfigure the electronics. All I can say is if you get a chance to get a Epiphone Prophecy series guitar, buy it while they are still available. They are more than worth the small investment if you are a serious musician.

As a absolutely fan of Gibson guitars it very likely doesn’t surprise you that there are a lot of Epiphone guitars that I would buy and that I have recommended to other people. Epiphone’s are great for people who enjoy the look and feel of a Gibson, especially the Les Paul style guitars, but who’s budget doesn’t allow the luxury of a Gibson. Obviously if anyone thinks to compare the Epiphone Les Paul with a Gibson Les Paul, he has unrealistic expectations. But having said that, most Epiphones sound pretty well with some new strings and a set up. If you invest a few more dollars into a new set up pickups, you can really get some fantastic sounds that would be more than appropriate for a live application.

The Epiphone Les Pauls aren’t the only guitars that Epiphone makes. Their hollowbody and semi hollow body guitars are indeed great instruments and have tremendous value in terms of the quality of tone versus the price that you pay. And most of the Epiphone hollowbodys I have ever played play excellent right out of the box. Again you will very likely want to take it to your local guitar shop and get it set up with some new strings and maybe new pickups for the truely ambitious that want to customize their sound. But if you do that, you will have a great sounding guitar for a very affordable price and you don’t have to buy new pickups or get a set up as part of your initial cost so it makes it that much more affordable. If you love Gibsons but can’t really make that kind of financial committment for a guitar, I recommend trying an Epiphone and see how you like it. I think you will be intensely enthusiastic.

The Epiphone Tony Iommi Signature G-400 Electric Guitar is what you want for heavy hitting sound. Classic SG attitude is enhanced with black chrome hardware, mother-of-pearl cross fingerboard inlays and, on the solid mahogany body, a matching black finish. The Gibson USA Tony Iommi pickups put out the firepower required for maximum destruction and the slim-tapered mahogany neck is fast. Epiphone guitars can be a big surprise!

Starting from 1873, Epiphone instruments have been proudly played and endorsed by professional musicians. And while every Epiphone is the result of over 126 years of experience working directly with musicians, only a few embody a single artists individual creativity and spirit. The Epiphone Signature Collection guitars are as mythical and as individual as the artists themselves. The Les Paul guitar is equivalent of Rock and Roll. No other guitar is so powerful and and gives you the sustain and the sound of a Les Paul. If its got Les Pauls signature on the headstock, its the real thing… Don’t accept substitutes!

Working From Home

Wednesday, March 31st, 2010

An Introduction to Working from Home

Ask anyone to choose their perfect job and working from home would come high on their wish list. Whether home working is an option provided by your employer or a decision you have taken yourself in starting your own business, the thought of just sliding out of bed, walking over to a workstation and instantly starting work is very appealing. No commuting to and from the office and working patterns to suit you.

But is home or flexible working right for you personally, or good for your boss as an employer? Well there are several advantages and disadvantages. Home or flexible working brings new responsibilities for both the employer and employee. Equally with advances in mobile technology it has never been more simple to set up your own business to work from home.

An Increasing Trend

From a business point of view, allowing staff to work at home on either a full or part-time basis can bring a raft of business benefits, from increased productivity, greater staff motivation to effective use of your premises. Advancements in mobile technology has contributed enormously to the increase in opportunities for working from home.

The spread of home working using the internet or telephone opens up a new range of possibilities with regards to the way a business works and structures itself. Computers, mobile phones, broadband and mobile broadband all play a role. For the individual, becoming self employed and working from home has also never been easier. If you have a laptop and mobile phone the opportunity is there, it’s just deciding what you want to do. So home working is becoming a way of life for many individuals and businesses, but what is home working?

Some employers will offer selected employees the opportunity to become a teleworker, whereby an employee can undertake their role from home utilising various types of technology, which is provided at the employees home by the employer. The employee will remain in touch with the business and other teleworkers. Some businesses, for example the utility companies who require gas, electric and meter readers, will class employees undertaking this type of work as teleworkers or outworkers.

Some individuals opt for the self-employed work life. The self-employed will operate their business from home, offering a product or service such as web development or business consultancy from home. In these types of roles, the individual can often plan their day to suit their own needs. I know one web developer who often works well into the early hours of the morning as this is when he feels most productive.

Others such as a painter and decorator, plumber or gardener, whilst providing their services away from the home, use home as the office for paperwork such as pricing future jobs and preparing invoices. I know of several painters and decorators who work Monday to Thursday, but use Friday’s to go out and price up future potential work. That is one thing to bear in mind when setting up as self employed, you need to allow time to find or prospect for future work.

Some types of work are more suitable for home working than others, the following list is not exhaustive, but will give some guidance:

  • Telesales and Marketing
  • Customer Services
  • Professional services & consultancy i.e. HR Administration & Accountancy
  • Certain types of administration work
  • Data input
  • Creative/Graphics
  • Writing, editing, translation and research.
  • I.T. Support & Programming

Many of the above have a common theme and that is that as long as you have access to a computer and a phone, you can undertake almost all of these tasks from home.

The shift towards home working does not mean employees only work from home. Splitting time between the workplace and home is the most productive solution, as you want employees to attend meetings, therefore keeping them informed and involved. Continued face to face interaction within the business remains a key requirement.

With the introduction of home working regulations, employers now have to seriously consider employee requests to work flexibly from home, especially if they have parental responsibility for children under 16 years old, disabled children or they are carers for other adults with disabilities.

Employers and individuals also need to consider what equipment will be required to ensure that an efficient business operation and working environment is set up.

The increase in home working has required that manufacturers create a larger collection of office furniture to suit varying home decoration styles.

The Pros and Cons

So what are the advantages and disadvantages of an employer allowing employees to work from home or use their home as a base for at least part of the working week? It’s clear there are a number of benefits to the employer:

  • Staff Retention is increased
  • Wider pool of applicants to recruit from e.g. disabled people who prefer to work from home.
  • Productivity gains through having fewer interruptions and less commuting time.
  • Reduced stress and sickness increasing staff motivation.
  • Savings on office space and facilities.
  • Sales staff closer to clients, rather than being based at the office which could be miles away.
  • As with life if there are advantages then there are also disadvantages to home/flexible working:
  • Management of staff and monitoring performance
  • Possible deterioration of key skills and quality of work.
  • Capital costs - training and providing suitable equipment, this could include adaptations to meet Health & Safety standards or meet the needs of disabled workers.
  • Difficulties maintaining staff development and upgrading of skills.
  • Information security risks
  • Increased telecommunication and I.T. costs
  • Sense of isolation and communication problems amongst home workers.
  • Staff morale and difficulties in maintaining team spirit.
  • Home working may not be suitable for certain types of jobs.

One thing I particularly miss is the Monday morning office banter about what you did at the weekend of how your football team has fared compared to others. Often the camaraderie that is unique to an office where you get to know people well over many years is also lost where home working becomes an option.

Are You Suited o Home Working?

Having identified the types of work that is suitable for flexible working, the employer must satisfy themselves that employees are suited to this type of work. It’s likely they will need a number of skills in key areas to allow them to work away from base.

  • Time management and self discipline
  • Motivation
  • Communication
  • Technology

We must make it clear that flexible working is not suitable for everyone and care should be taken, because allowing one person to work from home will set a precedent that others will want to follow. Others will see an attraction to working at home particularly on a lovely summer’s day, rather than being stuck in an office. I must confess that as I write this article, I am sitting in our summer house at the bottom of the garden with the laptop on a glorious summer’s day in June.

An employer you must have a clear idea of how home/flexible working could fit in with the needs of the business. A set of house rules need to be established and maintained, i.e. priority is given to requests from parents of young or disabled children. My wife for example, plans her day around the hours of taking the children to school and collecting them later. She maintains that she is extremely focused on what she needs to achieve within those six hours in between. No distractions or idle chit-chat that will occur in an office environment.

In some cases the employer is legally obliged to seriously consider requests for home/flexible workers. Employee with parental responsibility for children aged 16 or under, or disabled children who are under 18 and receive disability living allowances can request a range of flexible working patterns from their employers, this includes the right to work from home. There are similar rights for employees who are carers of adults.

The introduction of home working can also lead to an overhaul to employee contract terms and conditions. In a majority of cases an employee’s place of work is listed in the written schedules of their employment contract. It’s important that when an employee starts to work from home it may be necessary to review and amend their employment contract.

The following is a list of contractual aspects an employer should consider when implementing a home/flexible work policy:

  • Stated hours of work
  • Identify core times when employees undertake to work and/or are contactable.
  • Extra duties or responsibilities that may need to be assigned in addition to those already agreed
  • Identify the terms regarding the supply and insurance of any equipment that may be required, these should clearly state ownership and use, especially that its not to be used for personal use.
  • Clearly identify what the employer will reimburse to cover additional expenses the employee may incur, its especially important to identify the calculation method when costs are shared i.e. utility bills and telecommunications
  • Procedures to be put in place if either the employee or employer wishes to terminate the home/flexible working arrangement.

Allowing flexible working the employer should remember that they still have health and safety responsibilities for people who work at or from home; and you are likely to have to provide and maintain equipment for employees to use, these include:

  • Workstation complete with suitable task chair
  • Filing cabinet, shelves or storage
  • PC/Laptop with office software, email and broadband internet connection
  • Dedicated business telephone line
  • Printer & fax machine
  • Stationery and Office Supplies

Whilst working at home you may wish to create a more luxurious environment a company will help create the feeling of luxury and a relaxing work environment.

IT equipment and software can be expensive so it’s important to ensure it meets your genuine business need and is compatible with your existing systems. Technology changes almost daily and with today’s advances the establishment of virtual teams where employees work together despite working at home can be set up easily and at reasonable expense. These teams could be two employees talking over the phone or you could use more hi-tech solutions like high speed internet, instant messaging, webinar and video conferencing. Many laptops now have web cam and this also offers the chance to see the person you are speaking with.

Providing all this kit and equipment it is important to ensure your business insurance cover is extended to cover home workers, as their home insurance is unlikely to cover this, however they should check with their insurer and extend their policy to cover working from home.It is also a good idea to find out who would be responsible for a claim should you have an accident at home, during working hours.

Workers who adopt home working should check with their local council and mortgage company the position regarding using their home as a work base, and whether they may have to pay business rates for the portion of their home they use as an office. Some self employed businesses will involve use of a vehicle which will need to be parked up at certain times of the day. For example painters and decorators and builders are likely to utilise a transit van or pick up truck in the work. You should therefore ensure that neighbours will not be offended by having the vehicle parked in the street or to block light out of their homes. If you are to park a vehicle at home, let the neighbours know, it may save a lot of hassle later.

The employer needs to ensure that employees take care of business equipment and information in their possession, it’s important to establish procedures to be followed if any item is damaged or lost, especially data and intellectual rights.

We all agree that home working offers a wide range of benefits to both the business and employees, but it needs to be carefully managed to be successful. Procedures should be put in place for managers to monitor and assess home workers, this is the most significant managerial challenge an employer will face. It can be helpful to measure their effectiveness in terms of output rather than the hours of work. Agree set goals and deadlines for particular tasks, and ensure these are being met, give feedback promptly and sensitively if things go wrong.

Ensuring home workers have access to training can prepare and help employees develop the necessary skills they need. For staff who work alone a sense of isolation is one of the main factors most likely to make home working fail, therefore it’s important to ensure procedures are put into place to make people feel part of the team, these should include:

  • Frequent 2-way feedback sessions about work and work related issues
  • Regular visits to the workplace
  • Inclusion in social activities for home based workers.
  • Clear procedures that can be followed and contact lists for when things go wrong.

When the employees job is entirely home-based from the start, make sure their induction is undertaken at your premises, this helps the home worker focus and be productive if they have a chance to establish a clear idea of the people they will be working for. The most successful home workers are those who have worked from the business premises previsouly.

Even for the small office in the workplace or home based office fit out contractors could advise on efficient use of lighting, space and the correct furniture.

A Brief Health & Safety Obligations Check List for Home Workers

If you use your home as your business workplace, you must carry out a health and safety risk assessment to identify any possible hazards to yourself, workers, visitors and other members of your household.

Possible hazards include:

  • Using work equipment at home, including electrical appliances
  • Your workstation set-up
  • Handling loads
  • Hazardous substances and materials
  • Psychological hazards, such as stress or loneliness
  • Fire
  • Slips, trips and falls
  • Excessive noise or vibration

Slips, trips and falls are one of the most common causes of injury in the work place. Even something we take for granted on a daily basis, such as walking up and down the stairs, should be regarded as a hazard. Evaluate whether a hazard is significant and if it is, whether you have taken enough precautions to make the risk as low as you reasonably can.

You need to consider:

  • Your home and those who live there - including vulnerable persons, e.g. children, the elderly, and new and expectant mothers
  • The work done in your home
  • The equipment in your home
  • Emergency procedures
  • First aid provision

Five steps to a health and safety risk assessment

  1. Identify any hazards.
  2. Decide who might be harmed and how.
  3. Assess the risks and remove them or, otherwise, reduce them as far as is reasonably possible.
  4. Record your findings.
  5. Check the risks regularly and take further steps if needed.

Conclusion

With advancements in mobile technology, working at home has become far easier to do. It can offer a very balanced way of life and the rewards can be significant. In the current economic climate, many who have been unfortunate to suffer redundancy or reduced hours are considering setting up their own business to work at home. Having worked in the corporate world for over twenty years and just suffered redundancy, it is certainly something to consider.

But home working needs to be considered carefully. Is it right for you? Is it right for your employer? What impact will it have on your homelife? Many advantages, but also many disadvantages and bear in mind the health and safety requirements and risks. Your health is important so choosing the correct office furniture to meet your needs is a must for any home worker to ensure you have the proper facilities for home working.

For years a friend of mine worked from home with his desk in his living room and eventually he realised that he could never get away from work, which is as important as doing the work in the first place because we all need time away from work.

If you are lucky enough to really love your work the temptation can be to do it all day long. Eventually this can lead to burn out and can also take away some of the pleasure of working, even if it is something you really love. Therefore it is important to have balance in your life, even more so when you work from home. Some suggestions to help to achieve this are to make sure that when you have lunch, for example, remove yourself from the work space and don’t eat at your desk, get some separation from the work when you are not doing it.

Remember that just because you work from home it doesn’t mean that work has to take over your life.

Some Tips For Your Wedding Planning

Tuesday, March 30th, 2010

Planning a wedding is not easy! Take your time to browse the following wedding planning tips as it will surely be a real benefit.

When you first begin planning a wedding, take a minute to step back, relax and organize your thoughts. Follow some seemingly simple steps, and planning a wedding can be a wonderful and memorable experience.

Hire Wedding Professionals. A big word of caution – hiring friends and some cased family to do be your wedding photographer may not met your expectation on the wedding day and friendships can become estranged. Additionally, these friends may not have all the necessary experience or equipment to complete the task effectively. You should hire wedding professionals for their experience, expertise, and resources. True professionals will assist in making your day hassle free.

Compare apples to apples, not apples to oranges. Many times, when a bride begins a search for a reception location or for wedding vendors, she simply compares prices, not services or characteristics of the services. It is rare that you will find two locations offering the exact same ‘package’, or two videographers that offer the same quality of service (time and style) and amount of product (prints and albums). You need to carefully evaluate each aspect of the potential venue or vendor. What seems too expensive at first glance may actually be a better deal when you realize what it offers compares to others in the same category.

Think out of the box. Hiring a wedding planner or event designer, even for a few hours, can help you be inspired and lead to amazing results. Instead of a guest book, have guests sign a coffee table book on a subject that is of interest to you. Learn an unexpected choreographed first dance, like the tango, and wow the crowd.

Surround yourself with the positive people. When selecting a wedding party and asking other friends to be involved in the wedding, select people who have positive attitudes.

Create a timeline for the wedding day. If you are not working with a wedding planner, it is your job to create a realistic timeline for everyone to follow. Detail and document all key elements and activities that are to take place on the day. Include addresses of locations and who needs to be where and when. If you do not do this, you take the risk of all the wedding vendors establishing their own agendas. Of course, consult with the ceremony and reception venue, as well as key vendors regarding the timeline, but ultimately most all of the timeline decisions are up to you.

Ask for help when you need it. It is not uncommon for a bride or groom to become overwhelmed with wedding planning. It takes a lot of time, dedication and work. Typically there are many people knocking at your door anxious to help - your future mother in law, your mother, your sister, his sister, your best friend, your single best friend…the list can go on forever. When asking for help from friends or family members, give them specific instructions and deadlines. Also, make sure they know you still have final say.

Of course these are not the only steps to planning a wedding, but these are very important aspects of planning that will help you keep your sanity and your focus on the reason for this whole crazy thing, love. Thanks for reading the above article I hope the information assisted you in some way.
